Looking back about ten years ago, many homeowners were desperately hoping to hang on to their homes. It has been the most substantial period in American real estate history and one that has fundamentally altered the landscape of the real estate market. 

Many coastal cities and cosmopolitan metro areas are out; affordable midsize cities are in (The High Desert is a prime example of affordable midsize). Baby boomers and Gen Xers are no longer the dominant forces in buying, passing that role over to millennials. 

So, the catchphrase is no longer “Location, Location, Location” but “Affordability, Affordability, Affordability”. For homebuyers in 2020, there will be an opportunity but in many ways, the challenges over the last several years are going to persist, these challenges are difficulty in finding the “right home” and competing with other buyers, especially in affordable price points. Buying a home in The High Desert is no different but, the good news is that new home development will continue to increase, albeit at a more gradual pace and mortgage rates are expected to remain reasonable at an average 3.85%.

Further good news for people looking to buy a home and indeed buying here in The High Desert is that- in 2020 thanks to modest increases in home prices in 2019, the Federal Housing Administration (FHA) loan limit will increase for nearly all of the country in 2020.

We believe every person, whether a buyer or seller,
deserves a Realtor who has their best interests at heart.

According to an announcement from the FHA, the 2020 FHA new loan limits for San Bernardino/Riverside Counties is now $442,750. For Orange and Los Angeles Counties, the FHA loan limit is $765,600 which, is nearly $40,000 over 2019’s limit.

You may ask- “How do I buy a home in 2020?” For those looking to buy an entry-level home, they will likely face a tough search, so they should be prepared for it to take a while and most importantly- to act quickly when needed. Once you think that you have found a property that is right for you, snatch it up before someone else does. It’s going to be that kind of a market.

Ultimately, as a homebuyer your best strategy is to find a Realtor that knows the local market (toriandtammysellhomes.com) and just as important- listens to you.
